The short answer

Answer straight and do not guess. Say you will put in writing what happens at a sale under their exact contract, whether it is a loan, a lease or a purchase. Then walk through the options one at a time. Never tell a buyer the panels will raise the sale price unless you can show it.

Why buyers say it

The buyer is picturing a move before the system has paid for itself, and nobody has told them what happens on that day. They want to know what happens to the loan or the lease and to their money. A vague answer sounds like a trap, and a confident wrong answer is worse.

How reps lose the deal on it

  1. They say "it adds value to your home" with no proof. The buyer has heard that line before and it sounds like a pitch.
  2. They say "don't worry about that" and move on. The question was the real objection, and now it sits unanswered.
  3. They guess how the loan or lease transfers. When the paperwork says something different, the buyer feels lied to.

  • “Good question, and I won’t guess. Is yours a loan, a lease or a purchase? The answer is different for each, and I’ll show you what the contract says.”
  • “What happens depends on the agreement you sign, so I’ll put the sale terms in writing before you decide anything.”
  • “That’s the right thing to ask. How long do you expect to stay in the house? It tells me how to show you the numbers.”

Should I say solar raises a home's value?

Only if you can show it for this buyer's home and market. Otherwise leave it out. A claim you cannot back costs trust. Talk about what the contract says, what the system produces, and what the buyer pays either way.

How do I answer when I do not know the sale terms?

Say so. Then get it in writing, from the contract or your back office, and send it by a time you name. A rep who says "I will check" beats a rep who guesses wrong.

How do I explain a sale clause without reading legal text?

Read the exact clause once, then say it in plain words and send it in writing. Terms differ by contract, so never explain from memory. If your company has a standard process for a sale, describe the steps and who handles each one.
