Welcome the other quotes and help the buyer compare them. Ask what the other roofers included: tear off, layers, decking repair, underlayment, cleanup and warranty. Then explain what your number covers, line by line. Reps who fight for exclusivity lose. Reps who make the comparison easy give themselves a fair shot.

Why buyers say it

A new roof is a large bill, and the quotes look alike on paper. The buyer cannot tell a good roofer from a cheap one, so price is the only line they can compare. Getting three bids is how they protect themselves.

How reps lose the deal on it

  1. They offer a discount before the other quotes arrive. The buyer learns the first price had room in it.
  2. They say their company is the best and offer nothing to check. Every roofer says that.
  3. They ask the buyer to cancel the other appointments. The buyer hears pressure and ends the call.

Stronger lines to say

  • “Good, you should. Can you tell me what the other roofers are including? Tear off, decking repair, underlayment, cleanup, warranty. I want you comparing the same job.”
  • “When you get theirs, send me a photo and I’ll tell you honestly where the numbers differ and why.”
  • “I can come out and measure so my number is real before you compare it. Does tomorrow or Thursday work?”

Why do roofing quotes vary so much for the same house?

The hidden items: tear off of extra layers, decking replacement priced per sheet, ice and water shield, ventilation, flashing, permit and dump fees, and the warranty type. One quote may assume the decking is fine and another may not. Ask which items each quote includes and which are allowances.

Is it fine to lower my price to compete?

Not before you know what the other quote covers. A lower number on a smaller job is not a match. If you do move, change the scope or terms and say why, so the buyer does not doubt the first number.

How do I follow up while the buyer collects quotes?

Agree on a date before you leave: when the last roofer is coming and when the buyer wants to decide. Send your quote the same day with every item listed. Call the day after the last appointment and offer to walk through all the quotes together.
